So why does No Paperwork = No Sale?
Think about all the really old houses out there with extensions and loft conversions from decades ago - NONE of those have Local Authority Approval for the work carried out. Building Regulations were only introduced in 1959. Before that people just built, with no oversight from the council and those houses sell all the time with no issues.
So, the lack of a Local Authority Approval itself will not stop your sale.
You don't actually NEED Local Authority Approval to sell your house.
Local Authority Approval assures the mortgage company that the Building Regulations were met and someone oversaw the design, assuring the mortgage company that their investment in your house is a safe one.
Mortgage lenders are very risk averse and so the lack of Approval Paperwork will stop your buyer getting a mortgage and THAT is what will stop your sale. Your house will be an unacceptable risk to them.
However, very often the person buying your house needs a mortgage.
We can provide paperwork which your buyers mortgage company will accept in lieu of the Local Authority Approval , allowing them to fund the sale of your house, with no risk to themselves.
We will even provide your solicitor, with a draft email to send to the buyer's solicitor, in case either is unfamiliar with this option.

Step by step process
Fill in the form letting us know where you are and what work you have done without approval.
We will then email over a quote for our services and our availability.

STEP 1
One of our Chartered Structural Engineers will survey your property and assess the quality of the work you have carried out.
If we cannot cover you immediately, we'll tell you what to do, so we CAN provide cover.
STEP 2
We will issue paperwork which will allow any mortgage company in the UK to lend against your property.
We can do this EVEN if the lack of Approval Paperwork has been flagged in the Home Report.
STEP 3
With the mortgage approved and the buyer's solicitor satisfied the sale will proceed as normal.
